The list is buildable: property management firms, HOA boards, realtors with listings that need pre-sale cleaning, commercial building managers, roofers and solar installers who touch the roof but do not want the gutter work. The pitch is not price, it is one crew, one day, one invoice for every property on the same street. Expect roughly 60 to 100 dials per booked appointment, and expect short calls, because these buyers already know what gutter cleaning is.
The mistake is dialing homeowners. It is a do-not-call problem, it burns your number, and it converts far worse than the commercial list sitting in plain sight.
